What's the best day for an open house?

The consensus is that Saturday and Sunday are the best days of the week to host open houses. However, depending on your unique location, that may be different.

For example, if you are in a gated community, they may only allow open houses on set days during set times. Or you might be listing a property in the country, and it may be best to host an open house around the same time as community-wide events to take advantage of the increased traffic to your location.

Are you singing to the choir? Why not?

For open houses, your choir includes other real estate agents, brokers, title agents, mortgage lenders, home inspectors, and other real estate professionals who are intimately connected with people looking for a home or real estate investment opportunity.

Create an afternoon, morning, or evening to remember at your next open house by inviting every real estate professional you know. Show off the best features of your listing with unique Virtual Staging Signs that show off fun activities or events that can be hosted or enjoyed in each room of the property.

A perfect example would be a photo of people enjoying the large kitchen while sipping drinks, laughing, and tasting fancy treats. Or show off blown-up pictures of a fun BBQ event or birthday party in outdoor entertainment spaces. For some locations, weather can be unpredictable, and fog can easily roll in to block out a stunning view. Use our Virtual Staging Signs always to have that breathtaking view available regardless of the weather!

Kimberly Dawn Neumann shares The Most Outrageous Open Houses Ever—and Their Budget-Friendly Alternatives in her Realtor.com article. “These upscale parties can run from $5,000 for an intimate catered gathering for 10 high-profile potential buyers to $50,000 for a blowout with 200 guests. Costs are usually covered by the seller or the broker, or both splitting the bill in hopes that it’ll pay off big-time. The main idea: sell a lifestyle, not just the listing (and if you invite people to the party of the year, chances are they’ll show up).”

How powerful is music? Lauren Tussey shares how music can often be a forgotten powerhouse during open houses in her Your Go-To Open House Playlist article in the National Association of Realtors blog. “A well-curated mix of songs can sway peoples’ moods, shift the energy, and change the feeling in a room.” She recommends having a portable speaker handy, setting the tone, playing the unexpected, and being authentic.

How Do I Stay Connected After The Open House?

You have your list of open house attendees but aren’t sure how to stay in touch. The easiest way is to add these people to your weekly or monthly email drip campaign.

If you really want to focus on your hot leads from those just browsing or out for the afternoon. Then begin your “just-looking” list of people with our General Open House Email. And immediately reach out to your “ready to buy or sell” list of people with our Hot Open House Email.

We also have a great Prospective Sellers email template ready for you to share with your open house leads. Another great idea for reaching out to people who shared their interest in selling their homes is to drop off a comparative market analysis with a notecard.
